Xpanse 120 is a brand new, state of the art industrial facility in Oldbury, near Birmingham. It boasts 121,000 square feet of space, with an oversized yard of up to 75 metres deep, as many as 12 dock level loading doors and car parking spaces for 125 vehicles.
Xpanse 120 is positioned in a prime location for warehouse logistics and manufacturing of all industries, with facilities to rival any industrial estate in the UK.
Design in Details
Proline project remit was to create the office space, key to this was dividing the warehouse and office with a 72m long X 14m high acoustic fire wall to achieve a 60MIN fire rating and a 61DB Rating
We formed a reception atrium filled with natural light, created two stairwells, all partitions, linings and ceilings, plus future proofed the under mezzanine area with 100mm Soffit Liner and bulkheads ready for the new client to quickly install a new office on ground floor if required.
Our programme for this 3 storey project was condensed into 10WKS, a huge task but achieved on time and budget.
